Construction in Old School RuneScape lets you build and upgrade a Player-Owned House (POH). You buy planks from the Grand Exchange, enter your house in building mode, and build furniture at predefined hotspots. Each item you build gives Construction XP. To keep training, you remove the built item and rebuild it. The Butler or Demon Butler can fetch more planks from your bank, so you never need to leave your house. Mahogany Tables (level 52+) with a Demon Butler. Build, remove, repeat. The butler fetches planks from your bank while you build. Peak rate: 900,000+ XP per hour. Gnome Benches (level 77+) are slightly faster at 950,000 XP/hour but require a higher starting level.
Mahogany Homes Expert contracts give approximately 280,000 XP/hour at about 3.2 GP per XP. For traditional methods, Oak Larders at 9.8 GP/XP are the budget king. Oak Dungeon Doors (level 74+) at about 5.9 GP/XP offer a middle ground between cost and speed.
Oak Larders from 33-74, then Oak Dungeon Doors from 74-99 gives the best overall balance. You spend less than Mahogany Tables while maintaining reasonable XP rates. Total cost: roughly 55-65M GP, time: roughly 65 hours. Weigh the two routes against each other with the mahogany vs oak calculator.
Build Crude Wooden Chairs (58 XP, 2 Regular Planks) until level 4, then switch to Wooden Bookcases (115 XP, 4 Regular Planks) until level 9. From 9-19, build Wooden Larders (228 XP, 8 Regular Planks). This phase takes about 15 minutes and costs under 35,000 GP.
Build Oak Chairs (120 XP, 2 Oak Planks) or Oak Dining Tables. You need about 115 Oak Chairs to reach level 33. Cost: roughly 135,000 GP. Time: about 15 minutes. Check exact quantities with the construction material calculator.
Build Oak Larders (480 XP, 8 Oak Planks). This is where efficient Construction training starts. You'll build about 173 Oak Larders. Cost: roughly 812,000 GP. Time: about 28 minutes at 180,000 XP/hour.
If you want speed, switch to Mahogany Tables (840 XP, 6 Mahogany Planks). If you're on a budget, continue with Oak Larders. Mahogany Tables cost more but you'll clear this range in about 25 minutes at 900,000 XP/hour.
Teak Garden Benches (540 XP, 6 Teak Planks) offer a mid-priced option. Or continue with Mahogany Tables for speed. Oak Larders still work here for budget players.
Oak Dungeon Doors (600 XP, 10 Oak Planks) open up at level 74. They give excellent GP per XP at about 5.9 GP/XP — cheaper than Oak Larders with slightly better XP rates at 200,000 XP/hour.
Gnome Benches (840 XP, 6 Mahogany Planks) offer the fastest XP at 950,000 XP/hour. Same materials as Mahogany Tables but slightly faster building animation. This final phase costs roughly 137M GP and takes about 12 hours.
Crude Chairs to 19 → Oak Chairs to 33 → Oak Larders to 74 → Oak Dungeon Doors to 99. Total cost: about 55M GP. Total time: about 65 hours. Best for players who want to save every GP possible. Plan the whole run with the construction budget calculator.
Crude Chairs to 19 → Oak Chairs to 33 → Oak Larders to 52 → Mahogany Tables to 77 → Gnome Benches to 99. Total cost: about 150M GP. Total time: about 15 hours. For players with deep banks who want minimal training time.
Get to level 50 for basic POH rooms (portal chamber, bedroom). Cost under 2M GP. Takes about 1 hour.
Reach level 70 to start Mahogany Homes Expert contracts and build a Gilded Altar (with crystal saw boost). Cost about 15M GP from level 1.
Level 83 with a Crystal Saw (+3) and Spicy Stew (+5) lets you build the Ornate Rejuvenation Pool (level 90 required, boostable from 82) and Ornate Jewellery Box (level 91, boostable from 83). The Construction Cape gives an unlimited teleport to your POH and a +1 level boost. It's a prestige goal. The cape costs roughly an additional 100M+ GP beyond level 83.

The most impactful levels are 82, 83, and 84 — all reachable with a Crystal Saw and Spicy Stew boost from level 82/83/84 respectively. Level 82 is the single most important milestone because the Ornate Rejuvenation Pool changes how you play the game. Every PvM trip starts with a pool dip. Level 83 adds the Jewellery Box, which replaces a full inventory of jewellery. Level 84 gives you the Portal Nexus, which consolidates all your teleport destinations into one clickable interface. Oak Planks cost about 586 GP each on the Grand Exchange. You can make them yourself at the Sawmill for 250 GP per plank (from oak logs), but buying them is faster. An Oak Larder uses 8 planks (4,688 GP per larder). Factor in servant fees with the butler cost calculator.
Teak Planks cost about 1,122 GP each. They're used for Teak Garden Benches (6 per bench = 6,732 GP per bench). The Sawmill charges 500 GP per teak plank from teak logs.
Mahogany Planks cost about 1,974 GP each. Mahogany Tables use 6 planks (11,844 GP per table). The Sawmill charges 1,500 GP per mahogany plank from mahogany logs. Mahogany Planks are the most expensive but give the fastest XP.
Level 72 (boostable). Combines all portal teleports into one object. Supports up to 30 destinations at the highest tier. Requires marble blocks and gold leaf to upgrade. Plan your teleport list with the portal nexus calculator.
Level 75 (boostable from 67 with Crystal Saw + Stew). With both burners lit, bones give 350% Prayer XP. This is the primary reason most accounts train Construction early. Work out the bones and levels you need with the prayer calculator.
Level 90 (boostable from 82). Restores hitpoints, prayer, special attack, run energy, and reduces stats. One click replaces multiple potions. The single most impactful POH upgrade. Estimate what a full build costs with the POH cost calculator.
Level 91 (boostable from 83). Contains every jewellery teleport in the game with unlimited charges. Replaces dueling rings, games necklaces, glory amulets, skills necklaces, and more.
Place the Portal Nexus two tiles from the garden entry. Put the Ornate Pool and Jewellery Box in adjacent rooms. Keep the total room count low — fewer rooms mean faster loading. Design your layout with the POH planner and size each space with the room calculator.
Optimize for pool → jewellery box → portal nexus flow. PvM players use their POH between kills: pool dip for full restore, jewellery box teleport back to the boss. Keep these three features close together.
The regular Butler (level 40) costs 5,000 GP to hire and carries 20 items per trip. The Demon Butler (level 50) costs 10,000 GP to hire and carries 26 items per trip with faster travel time. For serious training, always use the Demon Butler — his speed increase directly raises your XP per hour.
The Demon Butler charges 10,000 GP per 8 trips. For Mahogany Tables (6 planks per build), he fetches 26 planks per trip — enough for 4 tables. Over a full 1-99 grind, butler fees add roughly 3-5M GP to your total cost. A small price for the speed increase.
Send the Demon Butler to the bank while you build. He returns by the time you finish building and removing one piece of furniture. This keeps your inventory stocked with zero downtime. The key is to never wait for the butler — if you're standing idle, your building cycle is too slow.
The Crystal Saw from the Eyes of Glouphrie quest gives a +3 invisible level boost to Construction when building items. This doesn't increase XP — it lets you build items 3 levels above your actual level. Combined with Spicy Stew, you can build items up to +8 levels above your base. The Crystal Saw must be charged at Brimstail's cave.
Spicy Stew with orange spice gives a temporary +1 to +5 Construction boost (at random). You need to add 3 doses of orange spice for a chance at the +5 boost. The boost lasts 60 seconds. Combined with Crystal Saw (+3), you can reach +8 above your base level. This is how players build level 90 items at level 82.
The Carpenter's Outfit from Mahogany Homes gives a flat 2.5% XP bonus to all Construction training when all four pieces are worn. It costs 3,200 Carpenter Points total. At Expert tier (5 points per contract), that's 640 contracts. The XP bonus applies to traditional training too, not just Mahogany Homes.
A Cup of Tea built in your kitchen gives a +1 Construction boost, or +2 if you use the Ornate Kitchen upgrade. Less useful than Spicy Stew but more reliable since there's no randomness. Good for building items exactly 1-2 levels above your current level.
Ironman accounts can't use the Grand Exchange, so planks must be made manually. Mahogany Homes is the best method for most ironmen since it uses fewer planks than traditional training. For traditional training, Teak Planks from the Hardwood Grove on Fossil Island offer the best balance of gather speed and XP per plank. Ironman accounts can plan the whole grind with the ironman construction calculator.
Chop teaks on Fossil Island with the Plank Make spell (requiring 86 Magic) to convert logs into planks without visiting the Sawmill. Each cast costs 1,050 GP in runes. The Sawmill near Varrock can also convert logs if you bring noted logs and GP. Kingdom of Miscellania passively generates teak or mahogany logs.
Ironmen should prioritize Mahogany Homes to reduce plank usage. The Plank Sack (350 Carpenter Points) is an early priority — it lets you carry more planks per trip. Kingdom of Miscellania set to teaks/mahoganies generates logs overnight. Thieving and Alching are the main GP sources for ironman Sawmill costs.
Ironmen should target: Gilded Altar first (Prayer training), then Ornate Pool (PvM efficiency), then Jewellery Box and Portal Nexus. The pool is game-changing for ironmen who do a lot of bossing since it eliminates the need to carry restore potions for between-kill resets.
